What does Diversified Property Management/Services (DPM) do?
DPM will manage all aspects of your rental properties for you so you are free to do other things. Our services include the following:
- Move in/ Move out Inspections
- Fielding all tenant calls
- Dispatching repair services
- Rent collection
- Letters to Tenant, such as Welcome Letters, Late Payment notices, and Lease renewal notices.
- Payment of vendors (i.e., lawn service, maintenance contracts), mortgages, etc.
- Preparing monthly and year-end Income and Expense reports
- Dispatching cleaning services when a tenant leaves
- Transferring Utilities between tenants
We handle the day-to-day problems and management so you don't have to!
How do I keep track of my properties?
DPM keeps the books for you. You will receive a monthly statement that shows all income and expenses for each unit. DPM can track vacancies, expenses, lease expirations, and security deposits, to name a few.

How can I save time collecting rent?
With DPM, rents will be sent to a centralized collection point, where all monthly fees are deducted and the balance transferred to you. In addition to the collection of rent, our service responds to delinquent payments with proper written follow-up.
How can I potentially decrease the hassle of late or non-paying tenants?
DPM can offer Automatic Check Withdrawals from the tenants' checking account. These automatic payments help to eliminate the hassles of late payments, money orders, and bounced checks, and ensures ON-TIME payments!
How do I avoid the headache of tenant complaints and calls?
Simple — tenants call DPM, and NOT YOU! We would then answer any questions or dispatch the appropriate repair service, and inform you of any major expenditures over a predetermined amount.
What do I do when my tenant leaves?
We take care of it for you. DPM will do an inspection of the property to determine if it has been damaged during the rental period so that this amount can be deducted from the security deposits. We then dispatch cleaning services, painters, rug cleaners, and other service personnel necessary to make it ready for the next Renter.
What happens if my tenant won't leave?
DPM would assist in any administrative activities legally allowed in your area. We do not act as legal counsel, but could assist in obtaining counsel.
What will this cost?
Single Family Houses have a flat monthly fee. Apartment Building's fee is a percentage of the gross rent collected per month. Associations fee is a per unit per month charge. Talk to us about multiple property discounts! This is for basic management. Other fees may apply for additional services.
What else?
This is a "cradle to grave" service. We'll start the whole management process over for you with your next tenant!

Unlike most other property management companies, Diversified works on a completely different business model. Most management companies have their own employees who perform repair work, handyman services, painting etc. These individuals are paid on an hourly basis on the management's company pay roll. These services are then billed to the property owner at a much higher rate resulting in a profit for the management company. Additionally, workers who are paid hourly tend to work at a slower pace than workers who are paid by the job, again costing the owner more money.
Diversified on the other hand utilizes independent contractors for the above services. On larger jobs we obtain bids from multiple contractors to secure the best price for the project at hand. Vendors are paid directly and Diversified makes no profit on the transaction. This practice allows the owner to know exactly how much a repair or project no matter how big or small will cost. On extremely large jobs that Diversified is involved in the direction and completion of, owners are notified in advance what, if any fee, Diversified will be charging to complete the project.
Additionally, we never charge mileage, cell phone time, long distance calls or other hidden fees.
We encourage you to ask your current or prospective managers you may be interviewing on how they bill for ancillary services and if they have other fees.
